Our personalized service is one that few companies can match. As an owner operated Keystone management company, we are involved in the day to day operations and an owner is always available to talk. We take pride in the quality and consistent product we offer our guests as well as flexibility program to our Keystone homeowners.  Other management companies may offer a low 13% management fee, but when you add all the other marketing fees, etc. your net may be lower.

Ours is simple..We offer 2 options for you.

Full Management Services - For the owner who wants us to manage, rent and oversee his investment.

• 25% management fee
• $100 month marketing and maintenance fee
• Huge marketing campaign
• We pay for advertising on VRBO.com and/or Vacationrentals.com
• We pay for personalized property page on over 6 websites we own
• We pay for light bulb replacements
• We pay all credit card fees and housekeeping charges for paid rental guests
• Each guest receieves a personalized welcome packet - "you're not just a guest..you are a preferred guest"
• Easy to read monthly owner statements emailed with income and expenses detailed
• Discounts on golf, restaurants, activities throughout Keystone
• High quality linen and amenities
• High quality housekeeping with inspections prior to guests arrival and after guest departure
• Check in office in Keystone's Village

Rent By Owner Services - For the owner who rents themselves and keeps 100% of their rentals, but needs an on-site contact person in Keystone.

PRICING - $100 PER MONTH ($1200 PER YEAR)

• Housekeeping Scheduled (Paid by owner)
• High quality amenities and linens
• Inspections prior to guest arrival
• Inspections after guest departure - (report to you if we find damage)
• Our units are 100% non smoking
• Close all windows, lock doors, turn down thermostat
• 24 hour on-call services
• Check in office in Keystone
• On line booking calendar

ADDITIONAL CHARGES

• One Time Housekeeping Set Up Fee - Rates vary on size of property
• Lockouts - $40 per incident
• Maintenance Responses - $40 per hour (1 hour minimum)
• Subcontracting Coordination - invoice cost + 15% subcontracting fee or $45 per hour
• Keys made - $5.00 per key + $25 delivery
• Professional photography - $250
• Spring Cleans - price to be determined
• Carpet Cleans - priced to be determined
